Our names are Michael and Justin, and we’re the two gentlemen who own and run “We Buy Houses in SoCal.” We have additional team members that include closing attorneys, inspectors, and even realtors. Our “Company” page gives you a little more insight into who we are and what we’ve accomplished.

We buy houses in Southern California in any condition, and everywhere within SoCal. That’s really all there is to it. We wanted to bring about an alternative that homeowners and property owners could have if they couldn’t list their homes on the MLS. 

Many of the homeowners we have worked with didn’t need to sell their SoCal homes in a hurry nor were they on a time crunch to do so. Most of them weren’t even trying to escape foreclosure. They either had a bad experience with a realtor they had worked with, or couldn’t find the right offer for their home.

We buy houses in SoCal no matter the condition that it is in, and it doesn’t matter to us about the location or the circumstances. All we want to do is provide a great service for you and your family.

We are not agents, and we actually cover the conventional expenses associated with selling a house like closing costs and inspections. We don’t charge you any fees.

It all depends on the situation you’re currently in. If your home is in near-perfect condition, and if you have the time to hold onto it before it is eventually sold – it might be better for you to go with an agent. We’ll also be here to counsel you on your options, and it will be 100% free!

It all begins with a simple conversation. Tell us about your SoCal home, and with the information you have provided – we will conduct a market analysis on your SoCal home, which will then be used to calculate and present you with an all-cash offer. 

Once you accept the offer, all we need to do is simply transfer the money to you via check or wire transfer. It’s really that simple.

Our prices are definitely fair. However, there is a large difference between a fair price and the current market value of your Southern California home. If your SoCal home is in really bad shape, then we take the market value of the home and subtract all of the repair costs needed. From there – that is the number we come up with for your offer. 

In the rare cases in where we present market price offers, we may not be able to pay all cash for your SoCal home. It might be better to work with a realtor at that point (which we will also help you with).

We’re glad you asked – here’s how we do it:

We find the Market Value of your SoCal home

  • We do our research by taking a look at all the homes near you that have been sold recently, generally within a mile radius of your home. We do so to find out what the home or homes have sold for, and we make sure that it is comparable to yours in terms of square footage, number of rooms, baths, etc. 
  • From there, we can determine the current market price of your home, if it were brought up to the standards that your area’s homes are selling for.

After we find the market value, we find the cost of repairs

  • During our walkthrough, we’re going to be doing an inspection of your SoCal home, to see what needs to be repaired/renovated. Our contractors will be with us to give us a fair estimate of the costs, and we want to make sure we keep the costs down so we can give you a better offer.

After all of that is done, we prepare our offer to you

  • After we have done all of the calculations needed, we will then present to you our offer on your SoCal home. We will visit you in person, to give a detailed breakdown of how we got to the number on our offer, and from there you get to decide whether or not you want to accept. 
  • Again, this is all free for you. There is no obligation to accept. But once you have accepted – you are one step closer to selling your SoCal home for cold, hard cash.
